ServicesPermit drawings for houses and small buildings
Renotect is led by a BCIN Qualified Designer, so we prepare permit and construction drawings for houses and small buildings in Toronto and across the GTA. Because the same studio also designs the space, the drawings you submit for permit match the project you actually want to build.
What is a BCIN Qualified Designer?
A BCIN is a Building Code Identification Number issued in Ontario. Designers who hold one have passed the provincial exams for the categories they practise in, and can prepare and submit drawings for a building permit in those categories.
For houses and many small buildings, the Ontario Building Code allows the drawings to be prepared by a BCIN Qualified Designer. Larger or more complex buildings require an architect.
From measurements to permit
The drawing set depends on the project. These are the steps most permit projects go through with us.
- 01
Site visit and measurements
We measure the existing house or space and note what can and cannot change.
- 02
Design
Layouts and options until the plan works for you, before the permit set is drawn.
- 03
Permit drawings
Plans, elevations, sections and details as the project requires, prepared to Ontario Building Code requirements.
- 04
Submission and review
We help you submit the application and support you through the municipality's review.
- 05
Construction drawings
Clear drawings for contractors to price and build from, so quotes compare the same job.
Typical permit projects
Renovations that move or remove walls, add or move plumbing, or change how a space is used; additions; new custom homes; and fit-outs of retail spaces in small buildings.
Not sure if your project needs a permit? Tell us what you want to change and we will let you know at the free consultation. See also our full-home renovation service.
Permit questions
Do I need a permit for my renovation?
Many projects do, especially those that change the structure, add space, move or add plumbing, or change how a space is used. Cosmetic work usually does not. We tell you early which approvals your project needs.
Do I need an architect or can a BCIN designer do my drawings?
For houses and many small buildings, the Ontario Building Code allows the drawings to be prepared by a BCIN Qualified Designer. Larger or more complex buildings require an architect.
How long does a building permit take in Toronto?
Review times depend on the municipality, the type of project and how complete the application is. A complete, clear drawing set helps avoid delays during the review.
